The most important thing…

THE MOST IMPORTANT THING… IS HIGH QUALITY, PROFITABLE DEALS!

The following is what excites me in this business:

· Seeing a property hit the market, talking to a motivated seller or being notified of a potential deal in my location criteria

· The preliminary underwriting shows potential profitability that aligns with investor expectations

· Meeting at the property to see if it’s the next deal for us

· Selling ourselves as the “right” buyer prospect for the opportunity

· Funding the deal.

· Collaboration and execution of the business plan.

The following can kill the excitement:

· The original tour consisted of a few apartments. Not a full tour of each apartment.

· When you do the full tour of each apartment; tenant and building SURPRISES are apparent.

· The buyer and the seller cannot come to a “meeting of the minds” how to move forward after the discovery.

· Back to the search

Last week I announced we had a deal. I negotiated a tour of each apartment during the Attorney approval period so we didn’t get too excited about the deal.

SURPRISE!

Unfortunately, this deal is falling apart based on structural and resident concerns.

THE MOST IMPORTANT THING IS HIGH QUALITY AND PROFITABLE DEALS!

We agreed $ is a “tool” for most things, but there is greater reason why we invest?

I had a strong reason why I became a real estate investor.

I have different reasons why I continue….
