Shortly after I purchased a few income properties, my Dad mentioned that his best friend’s daughter was a local mortgage originator.

 

We grew up together! She guided me for several years utilizing creative lending techniques and programs.

 

Years later, she introduced me to the owner of the mortgage company because he was selling a 14 unit complex in a trendy part of Albany, NY.

 

We made a creative deal which lead to so much more!

 

I had to be in the Real Estate sales business to be in the “right place at the right time” for this opportunity.

 

It’s valuable creating relationships with the “players” in the real estate investment space.

 

10 or 15 years ago, I was a board member of a local real estate investor organization. I was tasked to make phone calls to the members for our Annual Christmas Party. One of the member phone calls resulted in purchasing his 16 unit property!

 

I wouldn’t have purchased this property if I wasn’t part of this group.

 

We are the center of the business. We have access to the recent market activity, neighborhood news, upcoming listings and the general pulse of the market. We have the competitive advantage in the marketplace.

 

The risk in our investment choices is mitigated because we have many resources available to us.

 

Typically, Real estate is a lagging indicator in the overall economy, which means real estate data and trends are noticed by the general public much later than what we see in the field. Realtors have a sense of the overall supply and demand, each time we market a property.

 

We have an insider’s edge! We see the market supply and demand in “real time!”

I managed a lot of apartments for a long time and it took a serious toll on me! I’ve got a lot of stories to prove it!

We sold our portfolio of smaller multifamily properties that we accumulated over many years and shifted to exclusively acquiring larger commercial apartment buildings with Passive investor partners.

 

I reached out to the local brokers that sell commercial apartment buildings. I had to let everyone in the market know what properties I was seeking!
